This million-pound scheme was procured through the Re: Allies framework administered by Efficiency North. GS Kelsey Ltd were appointed as design and build contractors to deliver 8 two-bedroom three-person Dwellings in Golcar near Huddersfield.  Early contractor involvement helped the project viability studies and budget. Our design team actually obtained planning permission as well on a scheme that prior to our involvement had been unviable and sat on the proverbial shelf.

Our QS and site manager were engaged in the project early enough to help aid design development in a cost-effective manner. The team continued to the site phase and construction started in June 2018 and we were on site for duration of 40 weeks. The scheme was split over two sites less than 150 yards apart, with our site manager been responsible for the day-to-day running of 4nr units on each. A partnering ethos between Kirklees Council and our business was evident throughout the entire construction phase. The project team worked collaboratively to overcome a number of issues during the project. Kirklees Council drainage department assisted GS Kelsey Construction Ltd with a difficult section 104 application, arranging for a combined sewer connection.

Although each of the 8 properties have the exact same interior layout their external Facade are very different. With both sites being on different streets but within 100 yards of each other the architects had to use a facade palette that was sympathetic to the surrounding streets. Both reconstituted stone and facing bricks have been used together with two different types of roof tiles.

CGIs produced at planning stage bear a striking resemblance to the finished product. The homes were all occupied immediately and Kirklees Neighbourhood Housing have accepted 8nr home into its stock. Built to exemplary standards and with technological advancements these are a testament to the hard work of the team to get this project moving expediently from a standing start.
